Dubai Homeowners Market Shows Patience Amid Predicted Price Drop

The Dubai homeowners market is showing signs of resilience, even as forecasts suggest a potential decline in property prices of up to 15 percent in 2025.

A recent report from Fitch Ratings, a New York-based agency, predicted a “moderate correction” in Dubai’s residential real estate sector during the second half of the year.

This forecast comes as a record number of new property projects enter the market, increasing overall supply.

Despite the outlook, many homeowners remain confident. They believe long-term property ownership will deliver value, even if short-term prices dip.

Investors who purchased properties below market value or made significant renovations expect eventual appreciation.

Laurie Fersing, a French investor and owner of a facilities management company in Dubai, said she is not worried.

“Even if it goes down by 15 percent, I’m still going to make money,” she explained. “I bought smart and invested in upgrades.”

She compared the property cycle to the stock market. “You don’t sell when the market dips. You keep the asset, rent it out, and wait. After five or ten years, it goes up again. That’s how value works.”

Buyers who have not yet entered the market are more cautious. Some are delaying purchases, waiting for prices to stabilize.

However, many see the current trend as an opportunity to negotiate better deals and enter the market during a dip.

Analysts note that Dubai’s property market has a history of recovering after downturns. Government policies, steady demand, and population growth continue to support long-term stability.

Real estate professionals suggest that patience and strategic planning remain key. They advise buyers and homeowners to focus on value and potential returns rather than short-term fluctuations.

As the Dubai homeowners market adjusts, experienced investors continue to prioritize rental yields, location, and renovation potential.

With the city’s economic outlook still strong, many believe property values will rise again in the coming years.
