Rising rental prices in the UAE are forcing many tenants to move to suburban areas. Affordable housing is becoming harder to find in central locations. As a result, Lehbab, Al Aweer, and Al Marmoom are gaining popularity.
Many tenants are searching for budget-friendly homes. According to property experts, affordable apartments in these areas range from Dh23,000 to Dh35,000 per year. Villas and townhouses cost between Dh39,000 and Dh73,000 annually. More people are choosing these locations as central rents continue to climb.
Over the past few years, areas like JVC, Silicon Oasis, Arjan, and Dubailand were considered suburban. However, demand has driven prices up, making them highly sought-after. Rental prices in Dubai increased by 13% in one year, pushing residents to look for alternatives.
The government recently announced plans to build 17,000 affordable apartments for skilled professionals. These new homes will be in Al Mueisim 1, Al Twar 1, Al Qusais Industrial 5, and Al Leyan 1. Experts believe that once these units are available, rental prices may stabilize.
Ayman Youssef, managing director at Coldwell Banker UAE, explained that a large number of units are under construction. He believes that 300,000 new homes will have a bigger impact on rental prices.
Affordable housing options vary based on apartment type. A studio costs around Dh30,000 per year, while a one-bedroom is about Dh50,000. Two-bedroom apartments can go up to Dh65,000 per year.
Popular affordable communities include Bur Dubai, Karama, Deira, International City, and Discovery Gardens. Dubai Silicon Oasis and Damac Hills 2 also have budget-friendly options.
Many tenants now consider suburban areas like Lehbab, Al Aweer, and Al Marmoom. These locations are 25-30 minutes from central hubs like Jumeirah Village Circle. Dubai Industrial, Ras Al Khor, and Nahda are also good choices for villas and townhouses.
Living in suburban areas has some challenges. Commuting takes longer, and amenities are less developed. However, Dubai’s rapid expansion will improve infrastructure in these areas over the next decade. Experts predict that these suburbs will become more connected, just like Al Khail Road and Hessa Street did.
Despite higher prices, Jumeirah Village Circle (JVC) remains a top choice for skilled professionals. It had the highest number of rental contracts in January and February. On average, rents in JVC are around Dh70,000 per year.
Old Dubai, Discovery Gardens, Times Square, and Silicon Oasis are also popular choices for professionals. However, finding apartments in these areas is difficult due to high demand.
