Dubai luxury homes continued attracting wealthy buyers during the first half of 2026. Sales above $10 million reached $6 billion despite regional uncertainty.
Dubai recorded 320 residential transactions above $10 million during the first six months. That figure represents a 23 percent increase compared with the same period last year.
The results highlight continued interest in Dubai’s highest-value residential properties. Moreover, wealthy international buyers continued viewing the emirate as an attractive destination.
Regional tensions created uncertainty across investment markets during the period. In particular, the conflict involving Iran encouraged some investors to delay major purchasing decisions.
Nevertheless, Dubai’s luxury property market maintained strong momentum. Demand remained particularly firm among buyers searching for privacy, waterfront locations, and premium lifestyles.
The ultra-prime segment represented 9.7 percent of Dubai’s total residential sales value. Meanwhile, the wider residential market recorded substantial activity during the first half.
Dubai registered 80,509 residential transactions between January and June. Together, those transactions reached a total value of Dh226.5 billion.
However, market activity changed as regional tensions intensified. Buyers became more cautious from late February and took longer to complete decisions.
Transaction activity then began improving as market confidence strengthened. By June, the property sector showed clearer signs of renewed momentum.

The commercial property market delivered another strong performance during the period. Commercial transactions reached Dh62.2 billion across 6,470 deals.
That result marked the highest first-half commercial sales value on record. Office transactions also recorded significant growth during the six-month period.
Office sales increased 35.3 percent compared with the previous year. The market recorded 2,570 office transactions during the first half. Retail activity also accelerated significantly during the same period. Retail transactions increased 50.2 percent and reached 853 deals.
Off-plan commercial property attracted particularly strong investor interest. The value of those transactions climbed sharply during the first half.
Off-plan commercial sales increased from Dh3 billion in 2025 to Dh17 billion in 2026. Investors increasingly targeted new Grade A offices and mixed-use developments.
Retail projects and emerging business districts also attracted substantial investment. Therefore, developers continue expanding Dubai’s commercial property pipeline.
The latest figures point to continued confidence across Dubai’s real estate sector. However, geopolitical risks could still influence buyer sentiment during the remainder of 2026.
Even so, the market’s strong fundamentals continue supporting long-term demand. Dubai’s growing population remains an important factor behind residential market expansion.
