Damac Says It Has Invested More Than AED44 Million in 17,000-Square-Meter Factory for Prefabricated Building Parts

Damac Properties said its wholly owned offsite manufacturing division has invested more than AED44 million (about $12 million) in a multi-line factory of more than 17,000 square meters that makes prefabricated building components.

The Dubai developer gave the figures in a statement on Wednesday, as its executives attended the WETEX 2026 exhibition in Dubai.

The factory makes X-Panel wall systems and other smart building products. It has installed capacity to produce one million square meters of X-Panel a year, the company said.

Dubai Municipality has certified Damac’s production model as a Modern Method of Construction under its framework for such methods. The municipality has also approved the company’s X-Panel system and its prefabricated prefinished volumetric construction (PPVC) system.

Damac’s current project pipeline includes about 10,000 prefabricated pods, such as bathroom units. About 30 kilometers of boundary walls at its Damac Lagoons and Damac Islands communities use X-Panel, the company said.

Bathroom pods are lifted into place by crane, replacing work that can require up to 14 specialized contractors on site, including masonry and concreting teams, according to the company.

Damac said material waste falls from more than 7% of materials delivered to a traditional construction site to less than 1.5% in the factory, a reduction of about 78%. It said X-Panel uses 50% less concrete and steel per unit than baseline precast systems.

“Producing components in a controlled environment while site activities progress allows us to simplify installation, strengthen quality control and support faster, more predictable delivery,” Mohammed Tahaineh, chief projects officer at Damac Properties, said.
