Perth’s iconic St Martin’s Tower is set for a major redevelopment. Kuwait Government-owned St Martins Properties plans to add a premium hotel, office space, retail outlets, and a new CBD pool club.
The 33-level commercial tower, built in 1978, sits on the city’s main street, St Georges Terrace. The site also includes two office blocks at 40 and 50 St Georges Terrace, the St Martins Arcade facing Hay Street Mall, and heritage-listed McNess Royal Arcade and Bridal House buildings.
St Martins Properties has owned the tower since its construction. The company tried to sell the property in 2022 but did not succeed. Now, it aims to transform the landholding into a vibrant mixed-use precinct.
The redevelopment plans include a 240-room hotel, multiple food and beverage venues, and A-grade office space totaling 26,000 sq m. Retail space of 2,700 sq m is also part of the project. The design features a palm-lined pool and an associated pool club, creating a unique hospitality destination in Perth.
However, St Martins Properties has not confirmed the future of Level 33’s revolving C Restaurant. Locals know it for decades as a place to enjoy meals or drinks while circling the city skyline. It remains WA’s only revolving venue.
Woods Bagot designed the project, which St Martins Properties submitted to the City of Perth on January 28. The city will conduct a 21-day public consultation before the Metro Inner Development Assessment Panel reviews and approves the plans.
St Martins Tower once held the title of Western Australia’s tallest building until Alan Bond’s 50-floor Bond Tower surpassed it in 1988. The redevelopment aims to combine heritage features, modern office standards, and premium hospitality to revitalize one of Perth’s key CBD sites.
If approved, St Martins Properties will create a landmark precinct. The development will blend office, retail, and leisure spaces while potentially preserving the city’s only revolving dining experience. The pool club, hotel, and upgraded offices could turn the site into a flagship destination in Perth’s commercial and social landscape.
The redevelopment is expected to generate significant economic benefits for the city. It could create hundreds of construction jobs and dozens of permanent positions in hospitality, retail, and facility management. Local suppliers and contractors may also benefit from increased demand for materials and services.
Heritage preservation remains a key focus of the project. St Martins Properties intends to maintain and restore the McNess Royal Arcade and Bridal House buildings. By integrating these historic elements with modern design, the tower can celebrate Perth’s architectural history while meeting contemporary needs.
The project also promises to enhance tourism and leisure in the CBD. Visitors may enjoy the rooftop pool club, premium hotel accommodations, and unique retail and dining experiences. The tower could become a central hub for both business travelers and local residents.
Community engagement will play a vital role during the redevelopment process. Public consultation provides residents, business owners, and heritage groups an opportunity to share feedback. St Martins Properties aims to ensure the project benefits the broader Perth community and aligns with the city’s urban planning vision.
