Ras Al Khaimah Rents Continue Rising as Family Housing Demand Strengthens

RAK rents continued climbing during the second quarter of 2026 as demand for family homes remained strong across the emirate. RAK rents increased in both the apartment and villa segments, although analysts expect future growth to become more balanced as additional housing gradually enters the market.

Property specialists said the rental market has entered a new phase. Instead of broad price increases across every area, rental growth now depends more on location, housing type, and available amenities.

Villa rentals recorded solid annual growth during the second quarter. Apartment rents also increased compared with the same period last year. However, some communities experienced slower quarterly growth as market conditions became more stable.

Industry analysts explained that villa rents rose by around eight percent compared with last year. Apartment rents also posted yearly gains despite a slight quarterly adjustment in average prices.

The villa market also delivered strong performance. Al Dhait recorded some of the highest annual rental growth, while Al Hamra Village also experienced solid demand from families seeking larger homes.

Property professionals believe rental growth now spreads across more communities instead of concentrating in only one location. Therefore, Ras Al Khaimah’s residential market continues expanding as new areas mature.

Population growth remains one of the biggest drivers supporting housing demand. More residents continue relocating to the emirate because of expanding employment opportunities and improved infrastructure.

Tourism also plays an important role in supporting residential demand. The hospitality sector continues growing while attracting businesses, investors, and new workers to the emirate.

Major development projects further strengthen long-term confidence in the housing market. Continued investment supports economic growth while encouraging more residents to choose Ras Al Khaimah for long-term living.

Limited housing supply also contributes to rising rental prices. Although developers continue launching new residential projects, many homes will not become available for several years.

This supply imbalance continues supporting landlords across many communities. Consequently, available properties remain in strong demand despite higher rental costs.
