Dubai Approves AED2 Billion Plan to Develop Urban Centers Around Transit Hubs by 2040

Dubai approved an Urban Centres Development Plan with a budget of more than AED2 billion through 2040, which the government said will raise the real estate value of the targeted areas by AED20 billion.

The Executive Council of Dubai approved the plan at a meeting at Emirates Towers on Tuesday chaired by Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, Deputy Prime Minister and Minister of Defence of the UAE, and Chairman of the council, the Government of Dubai Media Office said.

The plan covers six main urban centers and 42 supporting sub-centers, accounting for 12% of Dubai’s urban area.

It is overseen by the Supreme Committee for Urban Planning and Dubai Municipality.

The plan concentrates population and jobs around mass transit stations, diversifies land use and brings homes closer to workplaces, according to the media office.

It aims to raise the share of residents living around metro stations to 74% from 52%. It also targets an increase in public services coverage to 85% from 74%.

“This plan is an investment in Dubai’s future and the sustainability of its growth,” Sheikh Hamdan said.

The council also approved a Sustainable Population Planning Policy that links population growth forecasts with economic and urban plans and guides the development of services and infrastructure.

The policy supports job growth in high-productivity sectors in line with the Dubai Economic Agenda, known as D33, the media office said.

The council separately approved a Digital Authorisation System, run by Digital Dubai, that lets individuals and companies authorize others to complete low-risk government transactions on their behalf using the UAE PASS digital identity.
