Dubai Luxury Homes Record 335 Sales Worth $10 Million or More in First Eight Months of 2026

Dubai luxury homes continued to attract major demand during the first eight months of 2026. The market recorded 335 sales worth $10 million or more. Those transactions highlight continued activity across Dubai’s ultra-luxury residential sector. The deals covered both high-end villas and luxury apartments. Together, they generated billions of dirhams in transaction value. Palm Jumeirah remained a major destination for wealthy buyers. The community ranked among the leading areas for expensive residential sales. Meanwhile, several other premium communities also attracted strong interest.

Villa sales accounted for most of the transactions during the period. Dubai recorded 206 villa deals worth Dh11.7 billion. Those sales covered properties valued at $10 million or more. Luxury apartments added another 129 transactions to the total. Their combined value reached Dh8.67 billion between January and August. As a result, the market generated Dh20.37 billion from these high-value transactions. The figures show substantial activity within Dubai’s highest residential price segment.

Palm Jumeirah continued to draw strong interest from luxury property buyers. The area ranked among the top three locations for expensive villa sales. It also ranked among the leading communities for luxury apartment transactions. Buyers completed 35 apartment deals across the period. Those transactions reached a combined value of Dh2.18 billion. The average apartment sale reached about Dh62.2 million. Meanwhile, buyers completed 28 villa transactions on Palm Jumeirah. Those deals generated Dh1.85 billion in total value. The average villa sale reached around Dh66.2 million.

Palm Jumeirah also maintained strong attention from people searching for luxury homes. Several other prestigious Dubai communities attracted similar interest. Bluewaters Island remained a prominent destination for high-end residential demand. Emirates Hills also continued to draw wealthy buyers and tenants. District One recorded sustained interest within the luxury segment. Jumeirah Bay Island and Al Barari also remained popular destinations. Together, these communities form part of Dubai’s established ultra-luxury property market.

The wider market also recorded strong villa activity outside Palm Jumeirah. Hadaeq Sheikh Mohammed Bin Rashid led villa transactions by overall volume and value. The community recorded 48 transactions during the first eight months. Their combined value reached Dh2.77 billion. The average transaction stood at approximately Dh57.8 million. This performance placed the community ahead of several other luxury villa destinations. Consequently, demand extended across multiple premium residential areas.

The luxury market also attracted substantial capital from wealthy international buyers. Dubai continues to offer a broad selection of premium residential properties. These include waterfront apartments, large villas, and exclusive community residences. Moreover, buyers can access properties with large floor plans and premium amenities. The city also continues to attract investors seeking high-value residential assets. At the same time, rental activity has remained active across several premium communities.

The highest-value apartment sale during the period reached Dh422 million. The property measured 31,201 square feet and included six bedrooms. It formed part of Aman Residences in Jumeirah Second. Meanwhile, the most expensive villa sale reached Dh350 million. That property covered 44,903 square feet and featured seven bedrooms. The villa stood in La Mer within Jumeirah First. These transactions demonstrate the scale of properties available at Dubai’s luxury end.

The latest figures further underline the scale of Dubai’s luxury property market. High-value transactions continued across both established and newer communities. Waterfront locations remained particularly important for wealthy residential buyers. However, inland luxury communities also captured substantial transaction value. The variety of locations indicates broad demand across Dubai’s premium housing segment. Furthermore, the market includes both apartments and large standalone villas.

Dubai luxury homes therefore remained a significant part of the emirate’s property activity. The 335 transactions generated more than Dh20 billion in combined sales value. Villas accounted for the larger share of both transaction numbers and value. Apartments nevertheless contributed billions of dirhams during the same period. Palm Jumeirah remained one of the strongest locations for high-value sales. Other established communities also continued to attract significant buyer attention.
