Sharjah Rental Market Sees Rents Rise Across Key Communities as Tenant Demand Strengthens

The Sharjah rental market continues to grow as rents increase across major apartment and villa communities. New data shows higher asking rents across all leading residential areas during 2026. Meanwhile, strong tenant demand continues across both established neighborhoods and newer developments. As a result, Sharjah remains an active residential market for different types of tenants.

Muwaileh Commercial remained the most searched apartment area during 2026, according to the latest market data. Average annual asking rents reached Dh40,800, marking an 8.2 percent increase from 2025. Al Majaz ranked second, with average annual rents reaching Dh53,471 after a 3.3 percent increase. Al Nahda ranked third, with average rents rising 2.7 percent to Dh46,896 during the year.

Several other popular apartment communities also recorded higher rental rates throughout 2026. Al Taawun saw average annual rents increase 5.3 percent to Dh49,600. Al Khan recorded a 3.6 percent increase, while Al Zahia rents climbed 7 percent to Dh55,799. Therefore, tenants faced higher costs across several of Sharjah’s most searched apartment communities.

Al Mamzar and Al Nabba recorded the strongest rental growth among the highlighted apartment areas. Both communities recorded a 12.5 percent annual increase in average asking rents. Al Mamzar reached Dh68,198, while Al Nabba reached Dh26,535 despite the same growth rate. Al Mahatah also recorded strong growth, with average rents increasing 12.4 percent to Dh35,948.

Villa communities also attracted strong interest from tenants seeking larger homes and residential space. Tilal City ranked first among the most searched villa rental locations during 2026. Average annual asking rents reached Dh225,515 after increasing 13.2 percent year on year. Hoshi ranked second, while Al Rahmaniya secured third place among popular villa communities.

Other popular villa locations included Al Qadisiyah, Al Jazzat, Al Ghafia, Al Sabkha and Barashi. Al Azra and Al Suyoh also remained among the communities attracting significant tenant searches. Meanwhile, several villa areas recorded rental growth well above the overall market increase. This trend shows that rental pressures vary considerably between different residential locations.

Al Mansoura recorded the largest rental increase among the highlighted villa communities during the period. Average annual asking rents jumped 30.6 percent to Dh114,284. Al Qadisiyah followed with a 19.1 percent increase, bringing average rents to Dh69,521. Al Sabkha recorded a 14.5 percent increase, while Al Noaf and Al Nekhailat both rose 14.2 percent.

The Sharjah rental market also reflects broader strength across the emirate’s real estate sector. Real estate transactions reached approximately Dh29.5 billion during the first half of 2026. That figure represented a 9.3 percent increase compared with the same period in 2025. The number of transactions also climbed 23.7 percent, showing stronger overall market activity.

Established apartment communities continue to attract tenants because of their locations and available amenities. Al Majaz, Al Nahda and Al Taawun remain popular choices among apartment seekers. Meanwhile, Aljada and Al Zahia continue to attract demand from tenants seeking newer residential developments. Villa communities also benefit from demand for larger homes and more spacious living environments.

Overall, Sharjah rental rates reached Dh41.4 per square foot in August 2026. The average rate increased 1.8 percent compared with the previous 12 months. However, rental prices differ significantly based on location, property type and bedroom count. Therefore, tenants should compare individual communities rather than relying only on overall market averages.

The Sharjah rental market shows continued growth across both apartment and villa segments. However, rental increases vary widely between communities despite strong demand across the emirate. Some areas offer relatively moderate increases, while others recorded much sharper rental growth. Consequently, tenants may need to adjust their budgets when comparing homes across different Sharjah neighborhoods.
