Sharjah Property demand has driven the full sale of 2,683 homes at a major waterfront development. Alef Group sold every residential unit before construction begins on the project. The development carries a total value of about AED4 billion, or $1.1 billion. The Linar project sits in the Al Mamzar area along Sharjah’s waterfront. Construction is scheduled to begin during 2026. Meanwhile, the first residents could move into Tower A from 2030.
The project includes five residential towers with between 50 and 55 floors. Buyers can choose from one-, two-, and three-bedroom apartments. The development will also offer a limited number of four-bedroom penthouses. The final two towers sold during the project’s second sales phase. Earlier sales covered the first three towers and generated strong buyer interest. Consequently, the developer completed sales across all five residential towers before construction started. Buyers include UAE residents, international business owners, company executives, and overseas investors.
The sellout comes as Sharjah’s wider property market continues to record strong activity. Real estate transactions reached about AED29.5 billion during the first half of 2026. That figure represented a 9.3% increase compared with the same period last year. Residential properties accounted for 82.2% of total sales transactions. Buyers from 121 nationalities participated in Sharjah’s property market during that period. Furthermore, activity accelerated in July as total real estate transactions reached AED7 billion. July’s figure represented a 61.8% increase from the previous month.
Sharjah Property activity has also benefited from new developments and infrastructure investment. Linar covers approximately 55,000 square meters at the eastern edge of Al Mamzar Beach. The project will feature around 325 meters of waterfront frontage. A pedestrian bridge will provide direct access between the residential towers and the beach. Residents will also have access to restaurants, cafes, retail spaces, and landscaped gardens. In addition, the development will include fitness and wellness facilities. Co-working spaces and children’s play areas will add further amenities for residents.
The project will also introduce shared spaces designed around social and recreational activities. A Sky Social Floor will occupy the 47th floor of the fifth tower. It will provide wide views across the beach and surrounding city. The development will also include a future office and commercial tower. These features aim to create a mixed environment around the residential buildings. Therefore, the project will combine homes with services, leisure facilities, and commercial uses.
Location remains another important element of the development. Linar sits along Corniche Road and Al Taawun Street. These roads provide connections between Sharjah and Dubai. The development also offers access to major routes serving both emirates. Expo Centre Sharjah and Al Qiyadah Metro Station sit nearby. Dubai International Airport also remains within a relatively short driving distance. Consequently, residents can access important business, transport, and commercial destinations.
Infrastructure improvements could further support connectivity around the development. Sharjah plans to invest AED750 million in road corridors connecting the emirate with Dubai. The program will involve construction and upgrades across important routes. Better road connections could improve travel between residential communities and commercial centers. They could also support access to airports, offices, retail destinations, and leisure areas.
Sharjah Property demand continues to attract different groups of buyers. The latest Linar sales include local purchasers and international investors. The project has therefore drawn interest from both domestic and overseas markets. Its waterfront location also adds another element to the development’s appeal. Meanwhile, the scale of the project reflects continued activity across Sharjah’s residential sector.
The complete sellout also shows strong demand for new residential projects before completion. However, buyers will still wait several years before the first homes become available. Construction will begin in 2026, while Tower A expects its first residents from 2030. Until then, infrastructure work and development activity will shape the surrounding area. As Sharjah continues expanding its property market, new projects could add further residential supply. Linar’s early sales performance provides another significant development in the emirate’s evolving real estate sector.
