Jood Villas Project Secures RO11.3 million Construction Award in Oman as Regional Investment Expands

Jood villas are set to add momentum to Oman’s residential construction market. A Saudi contractor has secured an RO11.285 million construction award in Sultan Haitham City. The package covers 160 residential villas and preliminary site grading works. Meanwhile, the project highlights growing regional investment in Oman’s property sector.

Msandh Al-Emdad Limited Co received the award through its parent company, Al Kathiri Holding. The award covers Package V1.1 within the wider Jood residential development. However, the current amount excludes value-added tax and remains subject to final adjustments. The companies must complete value engineering before confirming the final contract value.

The parties expect to sign the final construction agreement on November 5. The planned construction period will last 24 months after the agreed start date. Therefore, the project could create steady work for contractors and construction suppliers. It also strengthens cross-border business activity between Oman and Saudi Arabia.

For Msandh Al-Emdad, the project marks an important international expansion step. The company has previously focused on projects within Saudi Arabia. Now, its Oman contract provides an entry into a growing regional property market. Furthermore, the project should begin contributing to its parent company’s results during 2027.

Talaat Moustafa Group Muscat Company for Real Estate Development awarded the package. The company is developing Jood as part of its wider expansion in Oman. Jood forms one of two major developments introduced by the group in the Sultanate. The second project, Yamal, adds another major component to the group’s Oman strategy.

The Jood development covers about 2.7 million square metres. Plans call for approximately 7,746 residential units across the development. These units will include both villas and apartments for future residents. Consequently, the latest construction award represents only one part of the larger development.

The wider Jood and Yamal developments carry planned investment of around RO1.7 billion. This investment reflects the scale of the group’s expansion into Oman. In addition, the projects could support construction, property services, and related businesses. They may also contribute to broader development activity around Sultan Haitham City.

The latest award provides clearer details about Jood’s construction progress. It identifies the contractor, package value, villa count, and preliminary works. Previously, the development involved a broader investment and planning framework. Now, individual construction packages are moving closer to implementation.

However, the current award does not guarantee the final contract value. Value engineering could change the project scope and related costs. The companies must also complete their remaining contractual procedures before construction begins. Therefore, the final agreement will provide greater clarity on the project’s financial terms.

Jood villas will form part of a larger residential community within Sultan Haitham City. The development could strengthen the city’s position as a major residential destination. At the same time, new construction packages can attract contractors from across the region. This trend could support greater cooperation between Oman’s property market and Gulf construction companies.

Jood villas also demonstrate how major developers are advancing projects through phased implementation. Each construction package can bring additional contractors and suppliers into the development. As a result, the project can generate wider commercial opportunities beyond the main contractor. The next stage will depend on final approvals and the agreed construction schedule.
